Loan programs

Find the home loan that fits your life

As a broker, we aren’t limited to one bank’s products. Explore the programs below, or tell us your goal and we’ll compare options from multiple lenders for you.

What’s your goal?

Buying a home

Purchase loans for first-time buyers, move-up buyers, veterans and luxury homes.

Conventional Loan

The most popular way to buy a home

Conventional loans follow Fannie Mae and Freddie Mac guidelines and aren’t backed by a government agency. Strong credit is rewarded with better pricing, and the mortgage insurance on a low-down-payment loan can be removed once you build enough equity.

Borrowers with good credit and steady income

  • Low-down-payment options for first-time buyers
  • Mortgage insurance can be cancelled as you build equity
  • Primary homes, second homes and investment properties

Keep in mind

  • Credit score has a bigger effect on pricing
  • Mortgage insurance required below 20% down

FHA Loan

Flexible credit, low down payment

Insured by the Federal Housing Administration, FHA loans open the door for buyers who are still building credit or savings. Guidelines are more forgiving of past credit events and higher debt-to-income ratios.

Fixed-Rate & Adjustable-Rate (ARM)

Choose stability or a lower starting rate

A fixed-rate mortgage keeps the same principal-and-interest payment for the life of the loan. An adjustable-rate mortgage starts with a fixed period, then adjusts periodically with the market, which can make sense if you expect to move or refinance.

Typical down / equity
Varies by loan type
Typical credit score

Anyone weighing long-term stability against a lower initial rate

  • ARM: lower initial rate in many markets
  • Available on most loan types above

Keep in mind

  • ARM payments can rise after the fixed period
  • Fixed rates may start higher than ARM rates

Refinancing

Lower your payment, shorten your term, or switch from an adjustable rate to a fixed one.

Rate-and-Term Refinance

A better rate, a shorter term, or both

Replace your current mortgage with a new one to change your interest rate or loan term, or to move from an adjustable rate to a fixed rate, without taking cash out.

Down payment and credit score figures are typical program guidelines shown for general information only and are not an offer to lend or a commitment to make a loan. Actual requirements, rates and terms vary by lender, loan amount, property type and borrower profile, and all loans are subject to credit approval, underwriting and program guidelines. Fix-and-flip, bridge, construction, line-of-credit and portfolio loans are business-purpose loans for investment properties only. Frequently asked questions

What’s the difference between a mortgage broker and a bank?

A bank can only offer its own loans. As a licensed mortgage broker, LuxeRates shops your scenario with multiple wholesale lenders and makes them compete for your business, so you can compare options side by side and choose the one that fits you best.

How do I know which loan program is right for me?

It depends on your credit, down payment, income type, the property and your long-term plans. Tell us your goals and we’ll compare programs for you, including the total cost over the time you expect to keep the loan, not just the rate.

How much do I need for a down payment?

Less than many people think. Some government-backed programs allow little or no money down for eligible borrowers, and conventional loans have low-down-payment options for first-time buyers. Putting more down can lower your payment and remove mortgage insurance.

What credit score do I need to buy a home?

Minimums vary by program, and some government-backed loans accept lower scores than conventional loans. A higher score generally means better pricing. If you’re not there yet, we can map out steps to improve your score before you apply.

Can I get a mortgage if I’m self-employed?

Yes. Beyond traditional tax-return loans, we offer bank-statement, 1099, profit-and-loss and asset-based programs designed for business owners, contractors and investors whose tax returns don’t reflect their true income.

Should I refinance or get a HELOC to access my equity?

If your current rate is low, a HELOC or home equity loan lets you borrow against your equity without replacing your first mortgage. If current rates are better than yours, or you want a single payment, a cash-out refinance may make more sense. We’ll run both side by side.

How long does it take to close?

Many purchase and refinance loans close in roughly 30 days, and some streamline refinances and HELOCs can be faster. Getting pre-approved and having your documents ready is the best way to speed things up.

Does getting a quote affect my credit?

Talking with us and getting a general quote does not. When you’re ready for a formal pre-approval we’ll explain the type of credit check involved before anything is pulled.

Not sure which program fits?

Tell us your goals and we’ll compare programs and lenders side by side, with no obligation.
